The Built
Environment

The development industry makes up more than 40% of the world's greenhouse gas emissions.  As developers, we have a responsibility to innovate, lead & educate for the betterment of the world we live in.  We do this through the intentional repositioning of under-performing & under-utilized real estate assets across the creative office, mixed use & hospitality sectors.

Current Work

Fixing existing buildings is critically important to solving the world's climate problem & this work is exemplified in 1177 W. Hastings, Vancouver.  Under the stewardship of our client, Golden Properties, this building is a case study in what a retrofitted office building of the future might look like.  The building has undergone rigorous energy retrofitting & remodelling, culminating in a Net Zero Carbon Certification, the first of its era in Canada; as well as Energy Star, BOMA Platinum & LEED certification.  The building has received recognition from the New York State Building Energy Exchange & is considered a “role model” for retrofitting an existing building.

We are furthering the work on this 1960s modernist landmark with a master plan that includes of-the-moment hospitality, business, community & wellness amenities that enhance the overall user experience & city block spanning from 1111 W. Hastings through to 1177 W. Hastings.  The design & programming retrofit of each building is intended to set the precedent for existing, older assets being very relevant in a rapidly changing market & a more sustainable future of office & hospitality.
