Kip was conceived as part of a masterplan repositioning strategy

to revitalize a downtown office tower. The offering was developed as an amenity-driven anchor—an artisan espresso bar & breakfast-lunch concept to activate the building’s ground floor, enhance the tenant experience, & redefine the property’s culture & economic performance.

The café created a warm, community-focused hub at the base of the tower:

  • Locally inspired menus featuring artisan coffee, breakfast, & lunch offerings.

  • Tenant-first design, cultivating a sense of place & daily ritual for office users.

  • Community activation through hospitality level engagement.

  • Transform a transactional lobby into a tenant gathering space.

By introducing F&B as part of the tenant journey, Kip Café bridged the gap between workspace & lifestyle.

KaidCo led the café’s development as part of a larger repositioning strategy for the tower:

  • Amenity Strategy & program design to activate underutilized ground-floor space.

  • Business planning of various operational models for owner-operated F&B.
  • Turnkey operating systems & labour modelling for go to market & GM hand off. 

  • Brand & product development to align with tenants & neighbourhood opportunities. 

  • Menu Concept Design & Development, recipe development, pricing & supply channels.  

  • Sustainability Innovation — launched a reusable cup subscription program, aligning with the building’s 80% waste reduction strategy & setting a new standard for sustainable coffee service in Vancouver.
