KaidCo led a repositioning strategy of two iconic office

towers to reimagine an entire city block as a contemporary hub of work, hospitality, wellness & community. Anchored by a ten-phase masterplan, the project results in an elevated tenant experience & unlocks long-term asset value.

Our scope spanned the full lifecycle of pre-development & masterplan repositioning strategy development. 

  • Market & Feasibility - market analysis, project positioning, & financial modelling. 

  • Creative Strategy - development, design, brand & operating concepts & development, leading each respective team in a unified vision.

  • Execution - design management, product & operations development, operator/tenant curation, labour modelling, leasing & marketing strategy.  

This holistic methodology ensured that both commercial & community needs were addressed, project integrity was consistent across consultants & each phase of development, resulting in assets that are relevant, resilient, & future ready.

PHASE ONE DELIVERY 

a ten-phased approach,
responding to the market
& project economics.

The first phase, focused on 1177 W Hastings, aimed to introduce:

  • A shared work & business lounge

  • Cafe & bar concepts

  • Flexible event & meeting spaces

  • A hotel-inspired lobby & upgraded arrival experience at street level.

 

Prior to phase one, pre-development work included a net zero carbon retrofit & leading the leasing team in a future focused narrative.  

 

Pre-completion results already show measurable returns: a 30% increase in occupancy, stronger rents, and delivery of North America's first Net Zero Carbon Certification of its era under the clients stewardship, all with a five-year ROI.

1177 is a case study in repositioning an iconic office

Under the stewardship of Golden Properties, a rigorous retrofit program that enhanced energy systems, building resources, & operational performance was undertaken. These interventions delivered:

  • Net Zero Carbon Certification

  • Energy Star, BOMA Platinum, & LEED Certifications

  • International recognition by the New York State Building Energy Exchange as a 'role model' for sustainable retrofits

  • 80%+ reduction in emissions & waste. 

  • 5-year ROI.
