the solution.

KaidCo developed a hybrid resort model that combined fractional ownership with boutique hospitality. By weaving agriculture, surf culture, & wellness programming into the masterplan, De La Costa became more than a resort—it became a living ecosystem of food, wellness, & coastal culture of a scale that was sensitive to the local town & natural ecosystem.

the impact.

The project repositioned an underutilized site into a visionary beachfront resort style living concept. By aligning with global trends in wellness, agri-tourism, & epicurean travel, KaidCo demonstrated how land stewardship & strategic repositioning can unlock both cultural richness & commercial value for local land owners—setting a precedent for the future of lifestyle resorts of a smaller & more considered scale on the Baja—working alongside & enabling local communities, & generational land owners.

De La Costa Residential Estate

Fractional
Estate.

Situated on Baja's prestigious East Cape, De La Costa reimagines

an underutilized agricultural parcel into a residential estate that blends hospitality, agri-tourism, & wellness.

overview

project overview.

Fractional ownership & agri-tourism at the edge of the sea.

Neighboring ultra-luxury developments such as Four Seasons, Aman, & Soho House, the project was envisioned as a coastal retreat rooted in nature & culture—an alternative to the area’s luxury resort models, offering intimacy, authenticity, & long-term value.

design & experience.

The estate was conceived as a multi-layered lifestyle destination, featuring:

  • Five fractionalized ownership hospitality homes for investors & frequent travellers.

  • 18 surf bungalows & 10 junior surf cabins designed for surf & coastal immersion.

  • A beach club & wellness retreat that anchor the property as a hub for leisure, rejuvenation, & community.

Meticulous planning ensured the design harmonized with the landscape, integrating agriculture, & the coastline, into a seamless, place-based guest & home owners experience.

scope of work.

On behalf of the land owner, KaidCo guided the project from concept through pre-development strategy, including:

  • Feasibility Study & Development Planning to test commercial potential & define the masterplan.

  • Rezoning Strategy to unlock underutilized land value.

  • Concept Design & Market Positioning tailored to agri-tourism, wellness, & epicurean travel trends.

  • Investment & Product Strategy to balance fractional ownership, hospitality offerings, & lifestyle amenities.

This holistic approach created a roadmap for a culturally resonant, commercially compelling coastal retreat.

results.

By strategically rezoning & repositioning the parcel, KaidCo unlocked both cultural & commercial potential. The project tapped into emerging travel trends —wellness, agri-tourism, & epicurean immersion —positioning De La Costa as a differentiated offering within Baja’s luxury corridor & creating a strong platform for long-term lifestyle value & investor upside.

CASE STUDY

agri-tourism &
fractional hospitality.

Where coast & countryside meet.

De La Costa demonstrates how agri-tourism, wellness, & fractional ownership can redefine coastal resort living while being sensitive to the local ecosystem.

the challenge

Baja’s East Cape has become a magnet for ultra-luxury hospitality, but offerings often lack accessible, lifestyle-driven alternatives that integrate with the land & local culture. The challenge lay in transforming a rural agricultural parcel into a destination that balances authenticity with investment value for not only tourists & developers, but locals & generational land owners.
