CASE STUDY

heritage as
an asset.

Reimagining history & thinking outside the use-box for modern hospitality.

The Rose Hotel illustrates how heritage properties can be repositioned into thriving cultural & commercial landmarks by adopting an alternate perspective on traditional zoning, use & operations.

the challenge

Historic properties in beachside markets often struggle to balance heritage preservation with operational performance. The Rose Hotel needed a strategy to honor its storied past while unlocking underutilized value imposed by difficult use & zoning parameters, & ultimately meet the needs of modern hospitality.

case study

the solution.

KaidCo introduced a dual-use model—combining nightly stays with extended-stay suites & activating common spaces with a café & social programming by way of a strong, local brand partnership. This repositioning optimized revenue, diversified product offerings, & created a hub that reflected Venice Beach’s creative spirit while strengthening investor returns.

the impact.

The Rose Hotel achieved double-digit yield improvements & secured its long-term future with a successful sale & operating partnership with the Gjelina Group, who continue its repositioning today.

The project demonstrates how thoughtful stewardship of historic assets can deliver cultural relevance, community activation, & financial performance.
