Richards Hotel exemplifies a concept that connects

city, community, & culture. KaidCo partnered with Forme Development to shape the amenities for a dual-branded hotel, celebrating Vancouver's local fabric & a defining addition to the downtown core. The project was designed to balance guest experience, urban integration & long term economic value.

KaidCo's fractional strategy & creative leadership enabled a unified vision, clarity, alignment, & an enduring sense of place across all stakeholders & consultants, including:

  • Market Positioning & Concepting — identifying opportunities & shaping the brand narrative.

  • Creative Direction — guiding development, design, & operating partnerships.

  • Amenity Programming — introducing diverse F&B concepts & community-oriented offerings.

design & local integration.

The nearly 400-room property blends short & long term stay models within a highly connected downtown location. The project reactivates the mid-block location through:

  • A dynamic street front with diverse food & beverage outlets.

  • Landscaped public spaces & local destination amenities.

  • A reimagined guest drop-off that improves safety & street connectivity.

The design introduces transparency, inclusivity, & visual relief to the urban street wall, while advancing City of Vancouver objectives around tourism, economic growth, & downtown hotel capacity.

Downtown Vancouver has faced increasing pressure to expand hotel capacity, diversified product & a rate gap, while also addressing the need for safe, active, & inclusive public spaces.

 

Large-scale hotel projects risk feeling disconnected from their neighbourhoods if not carefully integrated, which can also contribute to an unstable opertion & demand in the future.

Culture is capital.  Richards Hotel was conceived as more than a hospitality product—it was designed as a cultural & community anchor to mitigate seasonal variance & market volatility across its operations. By combining short & long term stay options with an activated street edge & landscaped public realm, the project strengthens neighbourhood vibrancy & responds to civic priorities.

the impact.

The result is a dual-branded, nearly 400-room hotel that enriches the urban experience while supporting tourism growth & economic development. With a transparent, community-oriented design ethos, Richards Hotel set a precedent for how large downtown hospitality assets can simultaneously deliver commercial performance & civic value.

Note: The Richards Hotel was rolled into what is now known as the Seymour Hotel, carrying forward the same foundational principles of local integration, & landmark presence.
