Kylie is an Australian by origin, living a transpacific life with her adopted homeland in North America. Kylie founded KaidCo in 2003 to work alongside investors, property owners, and private entities throughout North America and Australia to design, develop, and actualize a sense of home, vitality, and connection, not only within the neighbourhood and city fabric of each project but a connected ecosystem across the Pacific. This encompasses a diverse range of projects, including unique residential accommodations, hotels, and amenity programs, private clubs, engaging workspaces, and office tower repositioning, as well as other unique hospitality, wellness, and culinary programs.
Kylie is recognized as a thought leader in the hospitality renaissance in a competitive real estate and industry landscape, with a natural ability to identify opportunities, market needs, and the untapped potential of underutilized assets and market segments. Her approach emphasizes a comprehensive vision, in-depth financial analysis, and extensive market research to juxtapose modern technologies and operational needs with a thoughtful design and harmonized user experience. Her approach has been cultivated by maintaining a global outlook, listening carefully, and a deep understanding of cultural nuances, people, and how they relate with time, places, and others, to address the fundamental needs of society and ensure the successful realization of each project.
Often bridging the gap between operating brands, creative teams, and the developer or asset owners’ needs, Kylie has participated in the marketing and development of several urban residential communities, display villages, townhouse developments, rental, mixed-use, and office towers; as well as the development and expansion of over 220 hospitality, franchise, and culinary projects, shared workspace, wellness, and membership clubs throughout Australia and North America. Of note is the acquisition, development, and exit of a Design Hotels-accredited and top 10 Condé Nast Boutique Hotel, cited by Brian Chesky, CEO of Airbnb as, ‘setting the example for a new generation of boutique hotels’.
Supported by a Bachelor of Business, majoring in Tourism Marketing, a Bachelor of Interior Design, and over 20 years of experience in the development industry, Kylie's career spans across each area of real estate marketing and development, operations, management, and interior design. This combined experience gives her a unique ability to seamlessly move between the creative, design, and positioning needs; and the pragmatic, fiscal, and performance needs of each project, upholding the creative intent, user experience, economic form, and function in equal measure. This allows her to bring a truly unique and all-encompassed perspective to her clients and projects, ensuring a successful outcome not only during development but for the long-term success of the project and its operating businesses after completion.
